Jeffrey is a commercial realtor who has been practicing over several decades. His expertise is working with owners of retail land and improved retail properties with tenants who sell merchandise to the public, most often on major arterials. His retail career experience is focused on two areas:
Investor and Developer services in Marketing and Tenant acquisition for retail centers, including design of site plan for main buildings, pads and parking layout, signage, and branding, proforma maximization, and transaction negotiation for anchor and sub anchor tenants for client properties of 1,255,000 sf.
A few of the assets he helped develop are below:
- Tustin Marketplace, Phase 1, a 750,000 sf power center anchored by REI Co-op, Best Buy, The Home Depot, Sprouts, Dicks Sporting Goods, TJ Maxx, Old Navy, Ross, Pet Smart, Best Buy, and others
- Ralph’s Supermarket Center, Downey, a 100,000 sf new build neighborhood center
- Petco Center, Costa Mesa, a new build 60,000 sf retail center
- Ralph’s Supermarket Center, Huntington Beach, a 45,000 sf anchor for a remodeled retail center
- Tustin Corner, an Office Depot anchored 30,000 sf second gen. center
- Fred Waring Center/111 with Walmart Neighborhood Market and Marriott Palm Desert hotel anchors of 100,000 sf with shops and pads
- Bear Valley Crossing, 90,000 sf of Von’s Supermarket, Petco, Ross
- Del Mar Highlands Town Center with Ralph’s Supermarket, Rite Aid Drug, anchors of 80,000 sf plus Cinepolis, Jimbo’s Health Foods.
Additional site services include 735,500 sf anchors and sub anchor tenants for investor retail centers as follows:
Site acquisition and transaction guidance for AMC Theaters, Regal Cinemas, Best Buy, 2 Home Depots, CVS Drug, Marshall’s, 7 Mother’s Markets, Office Depot, AT&T, Rite Aid, Petco, PGA Store, Ross for Less, and 10 7-Eleven C-stores with gas. Additionally pads and shops for many food tenants – 5 Coffee Bean & Tea Leaf’s, Jack-in-the-Box, 2 Starbuck’s, Subway, 2 Firehouse Subs and others.
Assistance for property owners to acquire new showrooms and service facilities on their land for Volvo, BMW, Saab, Range Rover, Ferrari, and Maserati for 90,000 sf of showroom and offices. Completed project appraised values averaged $750 – 1,000 sf which were formerly land or a tear down improvement
Prior to his career at Coldwell Banker Schneidmiller, Jeffrey worked on excess of the two million feet of retail centers, for investors, developers, and retailers in sizes from neighborhood centers to power center projects.
Jeffrey is a member of International Council of Shopping Centers (ICSC), and the Association of Corporate Real Estate Executives (ACRE).
